Another myth she challenges is the idea that large agencies “have all the buyers”. “Buyers are savvy and intelligent. They work with multiple agents to find the right property. No salesperson owns a buyer, they definitely shop around.” This understanding shapes how she advises her vendors. Presentation matters, but overcomplication does not. “Declutter. Minimal is best,” Anne advises. Buyers are looking for space, light and potential and simplicity allows a property to shine.

If there is one principle Anne stands by without hesitation, it is transparency. “Disclose everything you know about a property. Be honest and treat everyone as you would want to be treated yourself.” Her approach is consistent regardless of the client, whether she is helping an elderly vendor transition into a retirement village, assisting a growing family needing more space or supporting someone downsizing for a lifestyle change. She does not single out one sale as more memorable than another because, in her words, every client is important and every sale represents a significant chapter in someone’s life. Each sale carries its own weight, its own emotion and its own story.

Anne works in one of New Zealand’s most extraordinary regions, Picton and the wider Marlborough Sounds. It is an area she speaks about with unmistakable pride. When asked if she has had enough by her husband, the answer is always the same: no.
