They never lose sight of what matters most, every extra dollar achieved matters to their clients. In today’s market, clarity is key. “Sellers need a plan that works in a buyers’ market, and buyers expect clear, accurate information. When there’s confidence on both sides, things move forward - and that comes down to clear communication.”
Allan and Karen are quick to challenge a couple of common assumptions.
The first is that selling a home is just about putting a sign up and putting it online. “The real work happens behind the scenes - strategy, following up buyers, negotiating, and keeping everyone informed. Results don’t happen by accident.”
The second is that higher a commission rate means a better result. “It doesn’t. What makes the difference is how the property is positioned, how buyers are engaged, and how the negotiation is handled.”
Their advice to sellers is straightforward and get it right from day one. “Buyers buy emotionally, then justify it logically. Present the home well, position it correctly, and you create momentum - and momentum is what brings competition.”
Many sellers also come to Allan and Karen early, looking for guidance on what’s worth doing before going to market. “We’re often asked where to spend money - and just as importantly, where not to. Not every improvement adds value, so it’s about focusing on the areas that will actually make a difference to buyers.”
Allan and Karen work across Palmerston North and the wider Manawatū, a region they know well and genuinely enjoy representing.
“It’s a great place to live. You’ve got space, a strong sense of community, and a lifestyle that’s getting harder to find in bigger centres.”
They take pride in helping buyers see that. “We love showing people they can have room to move here, while still being close to good schools, parks, and everything they need. There’s a real sense of belonging.”
One recent moment that stands out was helping a seller who had almost given up after months on the market with another agency. By repositioning the property, refreshing the marketing campaign, and having some honest conversations around price, Allan and Karen were able to generate multiple offers within weeks.
“When the sold sticker went up, there was a real sense of relief for the seller. That’s what good strategy does - it changes the outcome.”
Outside of real estate, family plays a big part in Allan and Karen’s lives. With five children and eleven grandchildren, there’s always something happening.
They also value staying connected to their community and keeping a good balance outside of work.
