Glenda Crawford always wanted to get into real estate. But she made a deliberate decision to wait. She wanted to dedicate as much time as needed to her daughter without having to trade off family time while she was growing up. She also wanted to be in a financial position to support the transition properly. When the timing was finally right, Glenda stepped into the industry with the patience and intentionality that would come to define her career.

At Arizto, Glenda found something she had not experienced before. “I feel for the first time I am self-employed. I love the freedom of working from home and managing my day as I see fit, knowing the resources and technology are there to support me in the background. This really works for me.”

Arizto’s approach to fees resonates deeply with Glenda. “A fairer, full-service fee that leaves more money in my owner’s pocket is gold.” Her business is mainly referrals, friends and family, and she used to feel uncomfortable about charging so much commission, especially when a transaction was relatively straightforward. “Times are financially tough. Looking back, Glenda would tell her younger self to give it time. “Build relationships for the long term, foster the current relationships and be prepared to walk away. Not all business is good business, and the bad can rob you of the beautiful moments.”

For Glenda, real estate is not a transactional business. “It affects emotions. Some are fabulous and exciting, like a first home or a bigger home for new children. Some are sad: divorce, death, job losses. Be grateful to share these important moments with your clients.”

She believes buyers and sellers value transparency and honesty above all else. “They want a good service experience, and we are here to provide it.” Glenda is also keen to bust the myth that agents do not work hard or that they all drive flash cars and make buckets of money. “Most do it because they genuinely care.”

Her advice to sellers centres on three words: presentation, price and promotion. “You only have one chance to make a first impression. Make it a great one. Declutter, tidy up areas showing wear, clean, clean, clean. Let people imagine what it will be like living there.”

Glenda works across Christchurch and the Selwyn district, a region she has called home for 25 years. She speaks about it with genuine warmth. “Christchurch is the place to be. The city is rebuilding, a new stadium will attract new acts, there is room for expansion and it is not landlocked.” With Christchurch Adventure Park, Hagley Park, the ocean and snow sports just a couple of hours away, the region offers something for everyone. And it remains affordable compared to Auckland and Wellington.

The biggest change Glenda has noticed is the phenomenal growth Selwyn has experienced, driven initially by the Canterbury earthquakes and the resulting need for housing and industry. That growth shows no signs of slowing down.

For Glenda, every sale is a win. “I am just so grateful to be involved and share in the special moments. I am blessed to have met some fabulous people that I would never have had the opportunity to meet if it were not for real estate.”

Outside of work, Glenda lives on a lifestyle block surrounded by animals. She and her husband recently welcomed a golden retriever puppy called George, who joins their black Labrador, Larry, making her heart feel even fuller. She is also an artist who takes painting classes, with watercolour as her favourite medium. And the family are long-term members of the Canterbury Mustang Owners Club, with over 30 years of membership.
