Tiana Ferguson - Built on Drive, Fuelled by Purpose

30 May 2026

Tiana Ferguson has always loved people and property. The stories behind homes, the potential in a space and the excitement of new beginnings. Real estate felt like the perfect blend of business, marketing, negotiation and genuinely helping people through some of the biggest moments in their lives.

She started young, joining a real estate firm at just 20 while still completing her licence. Just six weeks in, she found out she was pregnant with her first child. Instead of slowing her down, it lit a fire. “It gave me a deeper reason to make it work, not just for me, but for my family and our future.”

Tiana worked right up until she had her son and was back at work when he was just 21 days old. It was not easy, but it built resilience, discipline and drive. “From that moment on, I knew I was not just building a career. I was building a life for my babies.”

That mindset has stayed with her ever since.

At Arizto, Tiana found a model that aligns with how she believes real estate should be done: transparent, fair, modern and client-focused. “The 2% plus GST model, no fixed-term agency, no sale no fee and free marketing gives my vendors confidence. There are no hidden costs, no lock-ins and everything is upfront.” The digital tools, from the Arizto app to digital offers and instant communication, make the process smoother for everyone and allow Tiana to focus on relationships and results rather than overheads and office politics.

If she could give advice to her younger self, it would be simple: “Back yourself completely and be yourself. When you are new, it is easy to question whether you are good enough. Work ethic, care, integrity and consistency matter more than years in the industry. Confidence does not come from ego. It comes from knowing you will do whatever it takes to get the best outcome for your clients.”

Tiana believes that in today’s market, buyers want honest pricing, strong communication and no surprises. Sellers want a strategy, not just a listing. “In a changing market, people value guidance and realism. They want someone who knows the local area inside and out and can read the temperature of the market.”

She is direct about the myths that need busting. “Higher commission does not equal better results. Strategy, negotiation skill, local knowledge and work ethic deliver results, not a higher fee.” And the idea that agents just put a listing online and wait? “The best results come from active buyer follow-up, database work, negotiation and constant communication.”

Her advice to sellers covers both presentation and strategy. Declutter, clean the windows, freshen the gardens and think about smell and light. But just as importantly, choose an agent who has a clear plan. “And choose someone you genuinely get along with. You are going to be in regular contact, making big decisions together, sometimes under pressure. The right relationship makes the whole process smoother.”

Tiana works in the Tasman and Motueka region, a place she describes as incredibly special. Golden beaches, rugged national parks, orchards, vineyards, lifestyle blocks and family neighbourhoods sit within minutes of each other. “But what really sets it apart is the community. It still feels small. You see familiar faces at the supermarket, at school drop-off, at local events. There is a real sense of connection here.”

For Tiana, every property transaction is memorable. “Behind every sale is a significant life change. I am often helping vendors through transitions like downsizing after decades in a family home, moving for work, navigating separation or settling estates. That moment when keys are handed over never gets old.”

Outside of real estate, Tiana’s two young children are her world. Real estate gives her the flexibility to do school drop-offs, attend assemblies and be there for sports days. She is an early riser with 4am starts being the norm, fitting in reformer Pilates, weight training and running before the day begins. This year, she has signed up to run a full marathon.

If she could list a property for any celebrity? “I do not have one. I feel lucky enough to work with the clients I already have. Every vendor who trusts me with their home is important to me. Celebrity or not, that trust means everything.”

Tiana Ferguson is driven by purpose, fuelled by a relentless work ethic and anchored by genuine care for every person she works with. In a market that demands strategy, honesty and heart, she delivers all three.
